It is always suggestible to understand the process of conveyancing before buying or selling a house. There can be times when the customers get bluffed by the other people related to the property. People tend to lose their money and can even get bankrupt. Thus it is very necessary to consult a solicitor for the property matters. But, personally it is also preferable to know certain important facts and processes related to conveyancing. The conveyancing process closely examines the progresses made on a specific property. They will examine the steps of buying the property from a real estate right from its pre- purchase stage to the real conveyancing stages. It is good to get the suggestions from conveyance solicitors before taking any kind of decision on buying a property. The conveyance processing includes the following steps.
Stage one:-
Steps taken before the exchange of drafts:
Once it has been decided by the customer to take the help of specific conveyancing company, a confirmation letter has to be signed by the customer and sent back to the company, to let them know that he has approved the company to help him in the current problem. The letter should be properly negotiated, enquired by the company. When this is done, the formal finance offer is made. Before the customer commits to buy the property, the solicitor should confirm the necessary information regarding the ownership of the property and should thoroughly go through the offer and its related conditions.
Stage two:-
Exchanging the contracts:
Once all the queries related to the property and the ownership is solved, the papers are re-examined and if found to be satisfactory, then the contract papers and the finance documents should be signed by the customer. For the signing and the initial payments, all the parties involved should agree on a final date. With the signing of the documents, the initial specified amount should also be deposited. If at this point, any of the party decides to back up then they will have to pay an extra compensation.
Stage three:-
Final completion:-
The final completion of the conveyancing process comes while getting the keys of the house. At this point, the solicitor of the seller should agree of receiving the full payment as decided. The solicitor will finally arrange the title deeds for the property. If the property is under leashhold, then the solicitor will ensure that the name of the customer is entered on to the leash. At this point the property can officially be said to be transferred and sold. If the customer has taken some finance, then the deeds or the documents are sent to the financer as a safety document until the loan is completely paid back or the property is sold to another customer.
Thus a customer before making any financial deals related to properties should be aware of the above steps and preferably consult a solicitor.
